Three things are different in this housing stock, and all three get missed by quotes given over the phone.

The first is where the flue can go. On a terrace with a neighbour on each side and a rear yard that backs onto an alley, the positions a flue terminal may legally occupy are limited. Building Regulations set minimum distances from openable windows, doors, air bricks, boundaries and anywhere a person passes beneath. On a narrow rear elevation with a kitchen window and a back door, those clearances can rule out the obvious spot entirely, and the answer is often a longer internal flue run to a different wall or a vertical terminal through the roof. It is a survey question and it changes the price.

The second is heat loss. These houses are typically nine-inch solid brick with no cavity to fill, single-skin rear additions and original suspended timber floors. They lose considerably more heat than a cavity-walled house of the same footprint, which means radiator sizing matters far more here than it does on a modern estate. Fitting the same output radiators you would put in a 1990s semi produces rooms that never quite get warm, and people blame the boiler.

The third is what is already there. Many of these properties have been through several heating systems since the war, so we find gravity circuits partly converted, microbore pipework added in the 1980s, and cylinders in bedroom cupboards. A system clean and a magnetic filter are not optional in this stock — decades of sludge moving into a new heat exchanger is the fastest way to void a warranty.
